Air Conditioning Filters

We have been finding that a lot of problems with air conditioning in our properties are due to dirty filters. Most of our leases require that the tenant replace the filters every 6 month’s or sooner if necessary.

A dirty filter can result in higher electric bills, the air conditioner not cooling the house as it should and they cause the air conditioner to break which is very expensive to replace or repair. The repair or replacement expenses could be passed on to the tenant if they have not replaced the filters as the lease requires. Please check the filter and replace. They are not very expensive and can be purchased at stores like Home Depot, Lowe’s, ACE Hardware or online. The filter size should be marked on the existing ones. This is a priority for us. It is a good idea to purchase 3 or 4 while you are out buying them. That way you have them at the ready for next time you need to change them.
